Debt Restructuring in the UAE: Options When Cash Is Tight
Debt restructuring for UAE companies: what to do when cash is tight, how banks reschedule loans, the options beyond the bank, and mistakes to avoid.
Revenue slipped for two quarters, a big customer is paying late, and the loan instalment that used to be routine now dominates the monthly cash planning. Owners in this position tend to search for answers late at night and tell nobody, including their bank. That instinct is understandable and exactly backwards. A company that runs short of cash has more options than its owner usually believes, and nearly all of them are bigger and cheaper early. This guide maps those options for UAE companies: what banks will actually agree to, what exists beyond the bank, and the handful of mistakes that reliably turn a cash squeeze into a crisis.
The first principle: act before the default
Every path described below works better before a payment is missed. A bank negotiating with a business that arrived early, with honest numbers and a plan, is dealing with a client. A bank chasing a business that went silent and then defaulted is dealing with a recovery file, handled by a different department with different instructions. The same logic applies to landlords, suppliers and the authorities. Acting early is worth more than any clever structure, because time is the input every solution consumes.
Know your real position first
Before any conversation with any creditor, spend a week establishing three things:
- A 13-week cash flow. Week by week: cash in, cash out, balance. This is the document that tells you how much time you actually have, and it is the first thing any serious lender or advisor will ask for.
- A complete list of obligations. Every loan, overdraft, lease, supplier balance and post-dated instrument, with amounts, dates and, critically, which carry security over company assets and which carry your personal guarantee. In the UAE most SME bank facilities do; those debts deserve the most careful handling, because they follow you beyond the company.
- The honest cause. A temporary gap (one late-paying customer, one bad season) and a structural problem (margins that no longer cover the cost base) need different medicine. Rescheduling buys time; it does not fix a business model. Where the problem is structural, the operational side of our corporate restructuring guide is the companion reading.
What the bank can agree to
UAE banks restructure loans far more often than owners assume. Recovery through the courts is slow and expensive for them too; a paying client on adjusted terms usually beats a defaulted one. The standard menu:
- Rescheduling. The same debt over a longer tenor, cutting the monthly instalment. The most common outcome by far.
- An interest-only period. Three to twelve months of paying interest without principal, to bridge a defined gap: a delayed project payment, a seasonal trough, a one-off loss.
- Consolidation. Several facilities merged into one loan with a single, lower payment and cleaner security.
- Refinancing elsewhere. Another lender takes out the current one on better terms. Realistic while your record is still clean, which is one more argument for moving early.
What gets a bank to yes is the same package every time: current financials, the 13-week cash flow, a credible explanation of the cause, and a plan that shows the adjusted debt being serviced. Asking for relief without numbers reads as denial; asking with numbers reads as management.
Options beyond the bank
Debt is one lever. The others, used alone or in combination:
- Cost and working-capital measures. The fastest cash is usually inside the business: collections tightened, stock reduced, unprofitable lines stopped, discretionary spending paused. These steps also strengthen every negotiation, because they show the pain is being shared.
- Selling non-core assets. A vehicle fleet, a property, equipment from an abandoned line, a side business. Slower than it looks (allow months, and avoid fire-sale pricing by starting before the pressure peaks), but it reduces debt without touching ownership.
- Fresh equity. An investor's capital repairs a balance sheet permanently, at the price of a stake. The trade-offs against borrowing are covered in debt vs. equity financing, and the realistic map of who invests in UAE companies in how to find an investor. Stressed companies do raise money; the terms simply reflect the stress, which is one more reason to start early.
- Converting shareholder loans. Where partners have lent the company money, converting those loans to equity costs no cash and immediately improves every ratio a bank looks at.
- Suppliers and landlords. Payment plans and temporary rent adjustments are unglamorous and effective. The same rule applies: come early, with numbers, and offer a schedule you can actually keep.
When the whole structure needs reworking
Sometimes the sum of these measures is still not enough, and the company needs a comprehensive solution: multiple creditors, renegotiated together, sometimes with debt written down or converted, alongside operational surgery. The UAE has a modern legal framework for exactly this, including court-supervised preventive and restructuring procedures that give a viable business protection while a plan is agreed. Entering that territory requires specialist legal counsel alongside financial advice, and the earlier the professionals are involved, the more of the business there is left to save.
It is also the moment to ask the strategic question honestly: is the best outcome a restructured company, or a sold one? A sale, of the whole business or a stake, sometimes returns more to the owner than years of grinding turnaround; the signs it is the right time to sell apply with extra force under financial pressure, and a company with debts can still be sold, as we cover in how to sell a company in the UAE.
What not to do
The recurring mistakes that make restructuring harder or impossible:
- New expensive debt to service old debt. Merchant-cash advances and informal lenders at high effective rates convert a solvable problem into an unsolvable one within months.
- Going silent on the bank. Missed calls and unanswered letters move the file toward recovery faster than the missed payment itself.
- Issuing instruments you know may bounce. Post-dated cheques written in hope create legal exposure and destroy the trust every negotiation depends on.
- Draining personal savings to delay, without a plan. If the cause is structural, personal money buys months and changes nothing. Fix the structure first, then decide what is worth funding.
- Waiting for the quarter that saves everything. It might come. Plan as if it will not; if it arrives, the restructuring simply ends early.
Frequently asked questions
What should I do if my company cannot pay its business loan in the UAE?
Before missing the payment: build a 13-week cash flow, list every obligation and guarantee, then approach the bank with the numbers and a request for rescheduling or an interest-only period. Banks deal far better with early, documented requests than with defaults. In parallel, start the internal cash measures, because every dirham collected strengthens your case.
Will the bank restructure my business loan?
Usually yes, if the business is viable and you arrive before serious arrears. Rescheduling over a longer tenor is the most common outcome, followed by interest-only periods and consolidation. Banks say no to companies that bring no numbers, no plan, or a record of broken promises.
What is debt restructuring for a company?
Changing the terms of what the company owes so the payments match what the business can actually generate: longer tenors, adjusted rates, consolidated facilities, sometimes debt converted to equity or partially written down as part of a wider agreement among creditors. It is distinct from, and often combined with, operational restructuring of the business itself.
How long does debt restructuring take?
A single-bank rescheduling with a prepared file typically takes several weeks to a few months. Multi-creditor restructurings run longer, often six months or more, which is precisely why the process should start while the company still has that time.
Does restructuring hurt my ability to borrow later?
Less than a default does, and that is the honest comparison to make. A completed rescheduling with clean payments afterwards is a recoverable event; write-offs and court recoveries follow the company and its owners for much longer.
The takeaway
A cash squeeze is a problem with a process: establish the real position, move early, negotiate with numbers, and pull the levers in the right order, from bank terms through internal measures to fresh capital. Companies fail from delay more often than from debt.
